ADU & Backyard Home Builder in Prince William County
Prince William County does not currently allow general residential ADUs — zoning bars detached accessory structures from being used as separate dwellings, and the only second-dwelling path today is farm or tenant housing in the Agricultural (A-1) district. That changes with SB 531: starting July 1, 2027 the county must permit at least one ADU by-right on single-family lots, cap the permit fee at $500, and drop the family-occupancy restriction.
Why Prince William homeowners should plan early
Because ADUs are effectively blocked today, almost no one here has started — so the 2027 opening will bring a surge of demand into the same permit offices and builders at once. Homeowners who finalize design and permit-ready plans during the 2026–2027 runway can submit the day by-right applies, ahead of the rush. Prince William will need to write new ADU standards to comply.
