A barndominium is a post-frame or steel-framed primary residence, usually with an open interior span, tall ceilings, and often an attached workshop or garage bay. On rural Virginia land they're a strong fit; in suburban ADU territory they're almost always the wrong tool.
SB 531 does not apply to barndominiums.
SB 531 governs accessory dwelling units on single-family suburban lots. A barndominium built as a primary residence on rural or agricultural land is a different zoning path entirely — usually governed by county rural-residential or agricultural district rules. We handle both, but they are not the same product and should not be planned the same way.
Not cheaper. But right for the land.
Barndominiums are often marketed as "cheap houses." On real Virginia projects with real code, real HVAC, and real interior finish, they aren't. What you buy instead is a craft aesthetic, huge open spans, and a house that keeps its shop, barn, or hobbyist bay under one roof.

Zoning notes
Most rural Virginia counties permit barndominiums as single-family residences under their agricultural or rural-residential districts. Setback, well and septic requirements vary by county — Loudoun, Fauquier, Clarke, Rappahannock and Albemarle each read differently. We confirm before design begins.
Financing notes
Standard 30-year conventional mortgages are available for finished barndominium residences with permanent foundations. Land + construction loans work for greenfield builds. USDA rural loans are worth checking on qualifying acreage.
