Prince William County has historically been one of the more restrictive Virginia jurisdictions on accessory dwellings. General residential ADUs are not allowed on standard single-family lots today; the closest analog is farm or tenant housing in the A-1 agricultural district, which does not help typical suburban homeowners.

SB 531 is the largest change on this list. On July 1, 2027, Prince William must permit one accessory dwelling by-right on every single-family lot in the county, cannot require a special-use permit, cannot charge more than $500 for the permit, and cannot enforce a family-relation restriction on tenants.

Because Prince William starts from a restrictive baseline, homeowners here have the most to gain from planning in 2026 — the county's permit intake and staff are not currently structured for a wave of ADU applications, and being first in line will matter.
