The Project

Lark Brewing came to Hearthstone with raw acreage in Aldie, a brewing operation ready to scale, and a production schedule already committed against the next season. There was no infrastructure on the land — water, waste, road access and fire protection all had to be engineered and built before a single wall went up.

The regulatory picture ran in parallel rather than in sequence. A Virginia ABC licensing pathway, Loudoun County health-department review of the commercial kitchen, and building permits all had to advance at once, with brewing-equipment utility connections coordinated against a shell that was still being engineered.

The project opened with four weeks of site analysis and feasibility: topographic survey, soils analysis for the septic field, well yield testing, a VDOT sight-distance study at the proposed entrance, and a zoning review. That front-loaded study is the same discipline we apply — at residential scale — in a Readiness Assessment.

Why It Matters To You

What this build teaches about ADUs.

  • Utility capacity decides what is buildable. Well yield and septic sizing set the ceiling on a brewery; on a Virginia backyard lot, septic drainfield capacity is the single most common reason a detached ADU has to shrink or move.
  • Feasibility before design is not optional. Four weeks of survey and soils work at Lark prevented conflicts that design-bid-build would have surfaced after permits were issued.
  • Parallel permitting is a schedule strategy. Running zoning, health and building review together is exactly how we plan to file the week SB 531 opens on July 1, 2027.
